Duplexes are two separate homes sitting side by side (or one in front of the other), under one roof and a shared common wall, each with their own entrances and amenities. Duplexes can be on a single title (owned and sold together) or two titles (individually owned and sold).
Building duplexes is increasingly common in Sydney.
With increasing densification, duplexes are popular in established areas where there are larger blocks. The diminishing availability of land is encouraging homeowners to take advantage of their blocks of land by replacing older single houses with two new ones on the same site. Many homeowners are realising the benefits of living in one of the pair of duplexes and renting or selling the other to pay off the mortgage.
Your block of land needs to have the correct zoning for a duplex. Your proposed development must comply with relevant planning controls such as minimum block size and frontage standards, adequate stormwater and sewerage drainage, floor- space ratio, building height, setbacks, privacy and landscaping restrictions. These rules vary between Councils and you should establish what is permissible in your area before proceeding. The State Government also has planning rules governing dual occupancies and duplexes which can be applied via a Complying Development Certificate, thus circumventing Council.
