Domus’s proven 6 step process for producing amazing results on budget.

Complimentary Consultation: Domus Homes will meet with you on site to provide you with a complimentary consultation and thereafter provide you with a fee submission.

Step 1: Sketch Plans: After you have signed up with Domus Homes, Domus Homes will organise a survey, house measure up and sketch plan designs based on your brief and budget.

Step 2: Development Application (DA): After you have approved the Sketch Plans, DA documentation can proceed including plans, sections, elevations, shadow diagrams, stormwater design and various consultant reports. A quantity surveyor’s estimate is carried out for budgeting.

Step 3: Council Submission: Once DA documentation is complete, these can be submitted to Council. Domus Homes will manage the application through Council.

Step 4: Construction Documentation: On DA approval, Domus Homes will coordinate the construction documentation including architectural detailing, specifications, reflected ceiling plans, door, window and electrical schedules as well as relevant consultant input such as engineering design. Domus Homes introduces you to its wholesalers from whom you can purchase your PC Items at wholesale prices.

Step 5: Construction Tender: After you are happy with the Construction Documentation, Domus Homes organises a competitive tender with at least three of its builders. When the price is agreed, a Fixed Price Lump Sum contract is executed and construction can begin.

Step 6: Construction Administration: Domus Homes will Administer and Manage the project to final delivery ensuring quality, programme and budget are maintained, to final handover to you, the client.
